1. Hire a Realtor that YOU like!
One of the most important first steps to starting your home buying journey is to have your agent be someone who understands what is most important to you. You should take the time to meet with multiple agents and treat the meeting like an interview.
2. Getting a Perfect Lender.
A common misconception about lenders is that they're all the same and offer the same product. If you ask any agent in any market, they will tell you that a lender can make or break your home buying journey. It's important to not only shop for prices, but for their commitment to YOUR goals.
3. Schedule Showings
Now that you've built the team to represent you, both your agent and myself will spend some time strategizing what the best
4. Make a Competitive Offer
Your finances are in order, your ideal neighborhoods identified — next up is finding that perfect property and making a competitive offer. More importantly, one that is accepted over other offers.
5. Schedule Inspections
A home inspection can help identify deficiencies in a home you’re considering purchasing. If the inspection reveals problems are at work or repairs are needed, you may be able to negotiate with the seller to fix those issues.
6. Negotiate Repairs
In order to negotiate for repairs or credits, start by getting an estimate from a local contractor or construction professional for how much the repairs will cost.
7. Order an Appraisal
When your home is under contract, you can’t move forward with the sale until an appraisal
is done on your home. The outcome can affect whether or not you make it to
closing and whether the price in the offer is the price you’ll end up with on
settlement day.
8. Closing and Moving In!
Closing is when you sign ownership and insurance paperwork and you receive your new home’s keys! Typically, closing takes four to six weeks. During this time, purchase funds are held in escrow, where your money is held safe until the transaction is complete.
The best first step to buying a home is by talking with your realtor to go over in details what the process is from the searching phase to actually moving in!
When you talk with your realtor, you should be spending a large time of that meeting going over what is most important to you in that dream home.
Schedule a time for us to talk where I can answer any and all of your questions commitment free giving you the tools and resources you need to make an informed decision.
